Its generally accepted that contractor will require somewhere in the neighborhood of 20% of the job estimate before day one, and will clearly spell out the financial obligations of everyone involved. There shouldnt be any fine print or hidden clauses in your agreement.

A common scam is to ask for a large down payment and then simply disappear. Ask for a contract and negotiate payment plans. Dont feel like you need to pay 50% or more before they swing a hammer.

Not Providing References

While a contractor will try to conserve as much as possible, there are times when far more "demo" is required than anticipated. There may be access issues for plumbing and electcity, or a wall simply may need to move. One thing that always makes people cringe is the though of repairing a horsehair plaster wall, sometimes called a "lath amp; plaster" wall. Since this method is never seen in new construction, heres an attempt to demystify this often scary type of wall.

What is Lath amp; Plaster?
Lathe and plaster was used to build interior walls prior to the adoption of drywall (a.k.a. "sheetrock") in the 1950s. Wood laths are narrow strips of wood (usually 2 inches wide) that would be nailed horiztonally across the wall studs. Plaster would then be applied to the lath wall to to great a solid surface.

Hair was often add to the plaster as a binder, much in the way that fiber glass works. Due to the abudance of horse hair, it was the preferred additive.

Repairing Lath and Plaster
Repairing a lath and plaster wall or ceiling largely depends on the size of the repair and the amount of money or time youre willing to invest.

If a wall still sounds solid when knocked, it is likely in your best interest to repair any small cracks and holes. However, if seemingly un-damaged sections of a wall start to sound hollow, future cracking is inevitable. At this point, it makes sense to replace the lath and plaster with newer drywall.

In the case of repainting, it often makes sense to "skim coat" a plaster wall to ensure that it is completely smooth. Due to the delicate touch needed, skim coating should be left to a professional, as short cuts will quickly become apparent.
