Challenge: The Mullins family wanted to create a warm and inviting environment that provided an open flow between the kitchen, family room, mudroom and open loft. The existing space 1980’s space was cramped, narrow and not very functional.
Solutions: Our first challenge was to widen the existing space to accommodate custom cabinetry and various design elements, which the family fell in love with. However widening the space required relocating a lengthy span of a main load bearing wall. Instead of the traditional, costly method of relocating the span, we devised a custom support system utilizing a structural load bearing column which is hidden in a custom pocket created in a void space in the new cabinetry. The concept accomplished saving our clients thousands of dollars, had no impact on aesthetic appeal because the support system was flush with the existing ceiling with no loss of space.
The second construction challenge was removal of a large mechanical chase containing the main air conditioning supply and return for the home as well as the main flue pipe. We opted to relocate the air return, utilizing very shallow but wide ducts, rerouted from the finished basement through the foyer area. By using the shallow duct system we minimized the soffit in the basement while maximizing air flow. We researched to find cost effective option fo the flue dilemma. The first was to retrofit a power ventilator for the existing system or a new system with a built-in power ventilator, which our client chose.
We relocated the laundry room to the basement and rerouted the beloved laundry chute from the 2nd floor to the new location in the basement. Since the Mullins have children ranging from 8 to 18, we delivered a mudroom which provides ample storage, utilizing mirrored cabinetry to give the space an open feel. In the kitchen area, we removed the existing island and constructed a larger island using custom granite topped cabinetry, a bar/prep sink, joined to an iron base for a built-in table. As the cooking focal point we used a rich wood exhaust hood with the warm cabinets of the island. To soften the transition from the kitchen area to the family room we created a curved hardwood step. In addition, we replaced a staircase in the family room to the loft area with an iron circular staircase. We also created a focal point by enlarging the kitchen window and opening the ceiling over the bay window and adding a graceful arch.
